Minimal paperwork

The last thing you need when switching your rate is hassle. With Bank of Ireland UK Mortgages you don’t need to complete an application form to change your mortgage rate. If you’d like to go ahead, just let us know and we’ll either send you a variation of mortgage offer document to review, sign and return, or you’ll receive a Key Facts Illustration (KFI) for you to review and accept, followed by a mortgage offer for you to read, sign and return.

It’s quick and easy

We know that time is of the essence. That’s why, for most of our existing customers it could take as little as two working days for us to send you a variation of mortgage offer for one of our great fixed rate deals.

If you do require a Key Facts Illustration (KFI) after speaking to one of our specialist Mortgage Advisers, we’ll aim to send this to you within two working days and the offer within five working days. If you choose to have a valuation we’ll arrange this for you as quickly as possible once you have confirmed you’d like to proceed, so your offer can go ahead.

If you’re thinking about switching your mortgage rate, you have two options:

Receive advice

We offer a free advice service for mortgage applications. If you’re unsure of your options or would like some help to narrow your choices, simply request advice. This means we’ll undertake a full fact find process and one of our qualified Mortgage Advisers will complete an assessment of your mortgage needs and circumstances. Following this we’ll send our recommendation for you to review so you can apply with us.

Complete an application without receiving advice

If you're happy to choose your own mortgage product, without receiving advice or a recommendation from us, then you can apply on an ‘execution only’ basis.

‘Execution only’ means that Bank of Ireland will simply take your instructions to switch your rate to a product you have selected. We will not make an assessment about the suitability of a mortgage product for you. It will be up to you to decide if the product you are selecting is the right one for you and you will be required to sign a declaration that confirms you have chosen to apply by this method. If you’d like to apply and are happy to proceed with an ‘execution only’ application, let our Mortgages Direct team know when you first talk to them. This method of applying may not suit everyone. If you are unsure of which mortgage product to select and you would like us to assess the suitability of our mortgage products for your needs and circumstances, then please ask to speak to an Adviser.

Whichever route you choose to apply by, we may check that you and your property meet our current lending criteria. We may also need to undertake an affordability check.
